Reports
I generally do a combined "Building" and "Timber Pest" report which I have found is the best to meets my clients needs. The report in generally anywhere between 25-35 pages long and has photos attached to give clarity of the findings. Every Job is different in relation to issues of concern but there are generally some processes that I go through on all houses.
- Checking for foundational movement which will be evidenced through cracking of brickwork as well as variation of floor levels when tested with a laser level.
- Using a moisture meter to check for high moisture levels in areas of concern. (in particular shower recess where there is often moisture found behind tiles)
- Checking roofing and guttering to check if it's deteriorated and in need of repair/replacement. (are gutters dirty and holding water)
- Looking at possible points of entry for termites and if inspection zones (recommended by Australian Standards 3660.1 2000) have been bridged.
- Checking timbers for timber pest attack through a visual inspection as well as sounding the timber using a donger (tapping instrument.)
- Opening and shutting everthing that can be opened.
- Inspecting the roof cavity for soundness, is there structural issues that need to be adressed or is there visible signs of corrosion on the roof that was not visible on the exterior
- Checking the operation of plumbing fittings is there leaking taps or are the braided steel hoses leading to mixer taps corroded and potentially about to burst.
This is just a small snippit of what happens during the pre-inspection of your new home. I certainly do take the issue of trust that my clients place in me very seriously and my reports and actions are always to look after your interests.
